For your convenience and security, we accept major credit and debit cards. You can easily place your deposit online or by phone directly with us.

E-SIGN YOUR DOCUMENTS

Once your deposit is received, we will prepare and send the documentation for your electronic review and signature, typically within 48 hours .

Owner-Financed Purchases

To secure a property with a credit or debit card deposit, please click the link provided on the property’s detail page. If you prefer to manage this process over the phone, don’t hesitate to give us a call.

After we receive your deposit, we will prepare all necessary purchase agreement documents. Typically, within 48 hours, these documents will be sent to you electronically for your review and signature.

Once you have signed the documents, we will set up your loan in our servicing system. You will then receive an email prompting you to create a secure login for your account, which will allow you to track your loan status, make additional payments, and access important information. This system ensures you have convenient access to all your loan details. Should you need assistance, you can always contact us via call, text, or email.

Your initial monthly payment will be automatically deducted via ACH from your bank account approximately 30 days after we receive your deposit, followed by subsequent monthly payments through our automated payment system.

There are no penalties for prepayment; you are welcome to make extra payments or pay off your loan in full whenever you wish.

Once you have completed all payments or we receive full payment, we will draft the Deed to transfer ownership of the property to you. This notarized Deed will be submitted to the County Recorder for official recording in the public records, and you will receive the original recorded Deed for your files. Congratulations, the property is now yours!

If you are interested in making a larger down payment at the time of purchase or wish to pay off the loan more quickly, please let us know. We can work together to create a customized payment plan that suits your needs. A larger down payment and a shorter repayment period will reduce your overall costs.

Cash Purchases

To secure a property with a credit or debit card deposit, please follow the link on the property’s detail page and let us know that you would like to apply the cash discount.

Once we receive your deposit, we will send you a purchase agreement electronically for your review and digital signature. We kindly ask that the remaining full purchase balance be paid within one week via wire transfer or certified check from your bank.

After we confirm and process your payment, we will send the notarized Warranty Deed to the County Recorder for official recording in the public records. You will also receive the original recorded deed for your records. Congratulations, the property is now yours!

Please Note

Any improvements, such as building or residing on the land require that the property be fully paid off and the deed transferred to you and recorded with the County Recorder. There are no prepayment penalties, so you can settle your balance whenever you choose.
